I choose to look at the Walgreens at the intersection of Spring Garden and Aycock. The reason I choose this store is because it recently opened, and I wanted to come up with some possible retail strategies on why I think they choose this particular location.
Walgreens is considered a retail site location because it's already in it's location and all the factors of choosing a location were processed.
This particular Walgreens is across the street from CVS, which is their direct competition. What I've noticed with Walgreens' strategies is that they usually put a store near a CVS, to try and take CVS' customers.
Walgreens' is visible, it's at a busy intersection. There is plenty of traffic because it's at the entrance of campus, a lot of students would stop on their way or when they get out to pick up anything from a drink to printing pictures from last night. There is a large parking lot with two ways to get in.
The only problems I could foresee for this Walgreens' is that out of one exit you can't turn left on Spring Garden, going towards campus, because of a median. So some people might choose to go down less than a block and go to the CVS which has no problems turning left or right on Spring Garden. Also CVS was there a lot longer than that Walgreens' and in a area like this, some people have brand loyalty where Walgreens' might struggle in stealing those customers away. Walgreens' prices aren't necessarily that much different than CVS, so the only thing they have to worry about is brand loyalty.
